We often work with home owners, or people in the process of purchasing a home, to ensure you have a technical expert that can identify any structural issues with your current building or projects you are considering and we will provide advice on appropriate solutions. 

We focus on understanding your needs, explaining things in plain English so that you know what you need to do next and providing any reports you need e.g. for mortgages or insurance details so you can progress with your home or project with peace of mind on the structural aspects of your building.

Single Defect Structural Report

If you have a single defect in your property, such as those which may have been highlighted in a Home Buyer Survey report, our Engineers will inspect the defect and produce a report that will:

  • Identify the potential causes of the defect
  • Make recommendations for any remedial actions required or highlight if no action is needed.


This report is ideal for presenting to your mortgage and insurance providers if needed.

For areas within 20 miles of Barnsley the site visit is included in the price below.  If your home is further away there will be a travel charge.  Please contact us – and we can provide a quote.

Full Structural Report

If you need a full structural inspection, such as those required when you are buying, selling or re-mortgaging a property, our Engineers will inspect the entire property and produce a report that will:

  • Identify the potential causes of any defects
  • Make recommendations for any remedial actions.


For areas within 20 miles of Barnsley the site visit is included in the price below.  If your home is further away there will be a travel charge.  Please contact us – and we can provide a quote.

Calculations

If you, or your builder, are making structural renovations to your home you may require specific calculations in order to ensure your building is safe and meets the Building regulations requirements.  E.g. that we often come across when people are removing walls, chimney breasts etc. and you need the calculations for beams or columns that will be providing the support instead of the original feature.

We will produce these calculations on your behalf, either from drawings provided by yourself, an Architect or from information we gather from a site visit.

If a site visit and configuration survey is required, then this will cost and additional £225 Inc VAT.

Flood Risk Assessment Reports

  • It is often a legal requirement of the Planning Application process for Flood Risk Assessments to be undertaken for new building developments, depending on the flood zone in which the site is located.


We will produce a Flood Risk Assessment report that will:

  • Include the Environmental Agency flooding information for the site, which we will obtain on your behalf.
  • Identify the flooding risks associated with the site.
  • Make recommendations to mitigate the effects of flooding on the development.

There is no cost for the Environment Agency information, but you should allow for 20 working days before this information is released.

A site visit is not normally required.

Coal Mining Risk Assessment Reports

It is often a legal requirement of the Planning Application process for Coal Mining Risk Assessments to be undertaken for new building developments, depending on whether the site is within a Coal Authority Development High Risk Area.

We will produce a Coal Mining Risk Assessment report that will:

  • Include The Coal Authority report for the site, which we will obtain on your behalf.
  • Identify the coal mining risks associated with the development.
  • Make recommendations to mitigate the effects of coal mining on the development.


There is a charge of around £120 + VAT for the initial Coal Authority Report, which is normally released within a couple of days of the application being made.

A site visit is not normally required.

Site Visit

We can attend your site and review the configuration and condition of your building for various purposes, including to:

  • Discuss the feasibility of projects you are considering
  • Provide re-assurance regarding home-owner concerns
  • Obtain information on which to base our reports and calculations.


We will not normally require any plaster or floor boarding to be removed, but we may require carpets to be lifted and furniture to be moved.

Extra costs will be incurred for visits outside the Barnsley area.
